MEP Material Supply in Dubai

High-rise, hospitality and fit-out work at pace. We quote MEP material packages for Dubai projects.

Working in Dubai

We quote and supply material packages for Dubai projects. GULF MEP is based in Riyadh; delivery terms and lead time into Dubai are confirmed per order.

What Dubai builds

High-rise residential and commercial towers, hospitality at every grade, retail and mixed-use development, and — increasingly — refurbishment and fit-out of buildings that are now well into their second decade. The pace of the fit-out market in particular means procurement is often working to a programme measured in weeks rather than months.

What that changes about procurement

Approval routes are strict and local. Dubai Municipality and Dubai Civil Defence apply their own requirements on top of the federal conformity framework, and this bites hardest on fire fighting equipment, where an unlisted item fails inspection regardless of its quality. Tell us the approving authority with your enquiry.

High-rise changes the hydraulics. A tall building's water distribution needs pressure zoning, and the equipment follows: booster sets sized on the pressure required at the highest and furthest outlet, multistage pumps where head is high at moderate flow, and pressure-reducing landing valves on the lower floors of a tall fire riser so the static pressure is safe to work against.

Fit-out means matching, not choosing. When you are replacing a unit in an occupied building, the manufacturer part number from the existing installation is worth more than a capacity figure. Send it and we will match against it.

Coastal specification

Dubai is coastal and humid. 316 stainless rather than 304 where chlorides are present, insulation thick enough to keep chilled surfaces above dew point, and outdoor plant specified for salt-laden air. Cooling-only HVAC is more often appropriate than heat pump equipment. Supply is 50 Hz.

Frequently asked questions

Does it matter whether the delivery address is in a free zone or on the mainland?

Tell us at enquiry stage rather than after pricing, because it sits on the commercial side of the order. The two are handled differently at the receiving end, and that affects which entity acts as importer, how the consignee is named, and how the invoice and packing list are raised. On many towers the company holding the free zone address and the contractor physically taking delivery are not the same, so name the one that will receive and pay. Confirm the current documentation position with your clearing agent, and we quote on the terms you nominate.

Our riser is pressure-zoned. What pressure rating should we be buying valves and fittings to?

Zoning tells you where the breaks fall; it does not tell us what to price. Give us the working and test pressure at each zone, because a valve, strainer, flexible connector or gauge that is correct near the top of a tower is under-rated at the bottom of the same riser. Set the class zone by zone rather than applying one figure to the whole building, and state the joint type at each level, since grooved, threaded and flanged assemblies each carry a rating ceiling of their own. Send the zoning diagram with the take-off and we price rating by rating.

What is usually missing from the insulation take-off on a humid coastal job?

Everything that is not straight pipe. Valve bodies, flanges, strainers, pump casings, air separators and every hanger point are where warm humid air meets a cold surface, and they are routinely left out of the take-off or assumed to sit inside a continuous vapour barrier that does not exist on site. The lower the chilled water supply temperature, the smaller the margin. Settle material and thickness, the vapour barrier and sealing detail, removable boxes at serviceable items, the insert or thermal break at supports, and outdoor jacketing. Send that as a schedule and it gets priced as one system.

The hotel operator's standard specifies fittings by finish and appearance, not only by performance. How do we get that priced?

Send the standard itself, or the pages covering the items in question, with the finish reference and any sample already accepted. Sanitary ware, mixers, shower sets, grilles, diffusers and visible trim are judged on appearance as much as on duty, and two items with matching technical data can still be rejected side by side in a lit corridor. Tell us which items are visible and which are concealed, since the concealed ones can usually be selected on performance alone. We price against the finish you state and provide the manufacturer data and finish reference for the operator to rule on.

How should material be packaged for a tower where everything moves through a goods hoist?

Give us the handling limits before we price rather than after: hoist car dimensions and rated load, the door opening, whether a crane lift is available and when it comes off the programme, and the levels being served. Those decide the form the material takes rather than its specification, meaning pipe and duct in lengths that can be manoeuvred into the riser, plant split into modules that pass the door, cable drums within the car rating, cartons that fit, and labelling by level. It can also change the jointing method, since what is drawn is not always workable inside a live riser.
Tell us where the project is

Send the specification, the quantities and the delivery location. We come back with pricing, availability and lead time for that market — not a generic price list.
