Chilled Water or DX: Choosing the Cooling Approach

Direct expansion and chilled water solve the same problem at different scales. Building size, plant space and operational capability usually decide.

In a direct expansion system, refrigerant cools air directly at the unit. In a chilled water system, a chiller cools water that is pumped to air handling units and fan coils around the building.

Where DX fits

DX suits smaller buildings, villas, retail units and floor-by-floor installations. It is simpler, needs no pumps or water treatment, and each unit can be replaced independently. Refrigerant pipe length limits constrain how far indoor units can sit from the outdoor unit, which effectively caps the practical building size.

Where chilled water fits

Chilled water suits larger buildings and campuses. Water carries heat efficiently over long distances, so a central plant can serve a whole building or several. Central plant is easier to maintain in one location, and central metering supports tenant billing.

The trade-offs are pumps, pipework, insulation, water treatment and a plant room. Chilled water systems also need competent operation — water quality and pump control matter continuously, not occasionally.

The comparison in practice

  • Plant space — DX needs outdoor unit space; chilled water needs a plant room
  • Distribution — refrigerant pipe with length limits versus insulated water pipe with fewer constraints
  • Redundancy — a chiller failure affects the whole building; a DX unit failure affects one zone
  • Operation — DX is largely maintenance-only; chilled water needs active operation
  • Water treatment — required for chilled water; not applicable to DX

Common ground

Both approaches still need ventilation for fresh air, condensate drainage designed with fall and access, and correctly sized electrical supply. Neither removes the need for a proper load calculation, and neither compensates for a building envelope that gains more heat than the design assumed.
