Condensate Drainage: A Small Pipe That Causes Big Damage

More ceiling damage is caused by condensate drains than by any other HVAC component. The causes are consistent and entirely preventable.

An air conditioner removes moisture from the air, and that water has to leave the building. In humid Gulf conditions, a single indoor unit can produce a surprising volume of condensate every day.

Why the trap is not optional

Cooling coils sit in a section of ducting under negative pressure. Without a correctly formed trap, that suction either holds water in the drain pan or draws air backwards up the pipe and stops the water flowing. The result is a pan that overflows even though the drain is not blocked.

Trap depth must suit the fan's static pressure. A trap that is too shallow gets pulled dry; one built without an outlet leg does not seal at all.

Fall must be continuous

The drain needs consistent fall along its whole length. A pipe that rises even briefly creates a standing water section where biological growth builds up, and that is where blockages start. Supports spaced too widely allow a sag that has the same effect.

Where installations fail

  • Trap omitted entirely, or formed with insufficient depth
  • Flexible hose used for long runs, sagging between supports
  • Drain connected into a pressurised line instead of an open, vented point
  • No accessible cleaning point anywhere on the run
  • Insulation missing on the drain line, so the pipe itself sweats above a ceiling

Design and maintenance points

Provide an accessible cleanout, insulate the drain where it passes through conditioned or humid spaces, and route the discharge to a point that is visible so an overflow is noticed early.

Clean drain pans and lines before the cooling season rather than after a ceiling stain appears. A drain that has never been cleaned is a leak waiting for the hottest week of the year.
